MORTGAGE PROCESS
FIRST MEETING
Step 1
We have an initial meeting with you to explain the services we offer, how we are registered and the costs of using our services. We complete a Fact Find to enable us to gather all your relevant personal and financial information. By the end of this meeting we should be able to apply for an Agreement in Principle for you.
RESEARCH
Step 2
We carry out market research based on your circumstances and needs, this will include but is not limited to, your type of employment, your income, your banking history, your credit profile, your financial commitments and your available deposit to identify the most suitable lender to approach for an Agreement in Principle.
APPLICATIONS
Step 3
We complete an application for an Agreement in Principle with a Mortgage Lender to see if they are happy in principle to lend to you and if it is possible to borrow the you are looking for to complete your purchase.
PACKAGE BUILDING
Step 4
We discuss and agree the protection you will need for you, your family and home to be built into your final package. We also confirm the result of your Agreement in Principle.
RECOMMENDATIONS
Step 5
We present our recommendations to you for your final mortgage and protection package. We make any alterations required once we have discussed the package with you. Once completed we obtain your agreement to proceed with your finalised package and at this point we collect our fee from you.
SUBMIT APPLICATIONS
Step 6
We complete and submit applications to the mortgage lender and insurance companies on your behalf. The lender will then process your application which will include instructing a mortgage valuation to be carried out on the property.
ACCEPTANCES
Step 7
We liaise with the lender and insurers to get your mortgage offer and insurance acceptances issued.
Pre Exchange Meeting
Step 8
We meet with you to explain your mortgage offer and insurances to make sure you fully understand them and are happy to proceed before you legally commit to buying the property.
DEPOSIT, EXCHANGE AND COMPLETION
Step 9
Your solicitor requests the deposit from you and the funds to complete the purchase from the lender. Your solicitor then exchanges contracts and sets a date for completion when you will get the keys to your new home. At this point your mortgage and insurances will have started.
