Work out how much you can borrow
Step 1
Make an appointment with us so we can complete a fact find, establish your financial position and obtain an Agreement In Principle for you. We'll need a range of documents to do so, including proof of your income and outgoings (such as your last three months pay slips and bank statements), proof of identity, and proof of address. This is a vital first step as many estate agents will not allow you to view property without an Agreement In Principle and you need to be certain what you can afford.
View Properties
Step 2
This is where you look for your future home, it is important to remember the price being asked for a property is not necessarily what you need to pay for it. We can help you here by looking at comparable sold house prices with you in the same area you are looking to buy.
Appoint a Solicitor or Conveyancer
Step 3
You will need a Solicitor or Conveyancer to deal with the legal aspects of buying a property. The Estate Agent you are buying through will need the details of your solicitor before they can complete the Memorandum of Sale which confirms the price you have agreed to pay for the property.
Make an offer

We can help you put your offer forward to the Estate Agent, remember just because your first offer is not accepted does not mean you can not still buy the property, there may be many rounds of negotiation before a price acceptable to both the seller and buyer is reached.
Confirming your Mortgage and Protection needs.
Step 5
We meet with you to finalise your needs and priorities for your Mortgage and Protection needs. This enables us to finalise all our research to prepare the right mortgage package for you.
Apply for your mortgage and protection
Step 6
We meet with you to present all our recommendations, when you are happy with the package we complete the applications with the lender and insurance companies on your behalf.
Mortgage Valuation
Step 7
Once we have applied for a mortgage for you, the lender will instruct a valuer to carry out a mortgage valuation. Remember: a mortgage valuation is NOT a survey, you may wish to instruct your own property survey. We can advise you on the types of survey available and who can carry them out for you.
If the lender is happy with the valuers report they will now issue your mortgage offer.
Check everything is in place

At this point we need to take you through your mortgage offer checking you understand and are happy with all the terms and conditions before you go ahead and buy the property. We need to make sure the insurance company has accepted you for all the cover you have applied for and the Buildings and Contents Insurance is ready to go into force so this does not delay your purchase.
When requested you need to pay your deposit funds to your solicitor so they are in a position to exchange contracts with your seller’s solicitor.
Exchange of Contracts and Completion

This is the point where you become legally liable to buy the property and the seller legally liable to sell to you. This is when a date is set for completion which is when you become the legal owner of the property and can pick up the keys.

The day of completion is when you become the legal owner of the property. Once the seller’s solicitor has received the purchase money from your solicitor they will give authority for the keys to be released to you and you can move into your new home.
